What a turnover actually costs — and why
We quote every property individually, because a flat industry price for "a three-bedroom" is how owners end up disappointed. Here is exactly what we look at.
Flat rate per turnover, quoted per property
You get one number per clean. That number does not change because a guest was messy or because the crew had a slow morning. It changes when the property changes — you add a hot tub, you switch to on-site laundry, you start taking pets.
We quote it after we know the property. That means a short conversation, not a form-fill and a guess: how many beds, how many baths, what the changeover window looks like, what you want restocked. Quotes are free and there is no contract attached to them.
Nothing here is a surprise fee
Size and layout
Bedrooms and bathrooms drive most of it. Bathrooms are the slowest rooms in any property, so a 3-bed/3-bath costs meaningfully more than a 3-bed/1-bath.
Beds to make
A bunk room that sleeps six is more turnover work than a primary suite. Sleeping capacity predicts our time better than square footage does.
Linens on site or off
Washing, drying and folding in the property adds hours that are bounded by the machines. Off-site linen swaps cost less of our time and more of your supply budget.
Your changeover window
A five-hour gap is routine. A two-hour gap needs more people in the property at once, which costs more when it is possible at all.
Restocking and extras
Consumables, hot tub wipe-downs, garage or deck sweeps, laundry beyond bed linen — each adds time, and each is your call.
Pets and beach traffic
Pet-friendly properties carry more hair, more sand and more odour work. It is not a penalty, it is simply a longer clean.
What we will not do
- Quote you blind. A number given before we understand the property is a number one of us will resent later.
- Bill by the hour on turnovers. You cannot budget a season on it.
- Add fees after the fact. If a job turns out bigger than quoted, we tell you before the next one, not on the invoice for the last one.
- Take a window we cannot make. A late turnover costs you a guest review. We would rather lose the booking than cause that.

Pricing questions
How much does it cost to clean a vacation rental?
Nobody can quote a coastal turnover accurately without knowing the property, because two three-bedroom houses can be an hour apart in work. What decides the number is the size, the bed count, whether linens are washed on site, how much restocking you want, and how tight the changeover window is. We price per turnover as a flat fee rather than hourly, so the cost per booking is a fixed line in your numbers.
Why flat rate per clean instead of an hourly rate?
Because hourly punishes you for a bad guest and punishes us for being quick. A flat per-turnover price means you know your cost per booking before the season starts, and we have no reason to stretch a job out. If a property consistently takes far longer than quoted, we come back to you and re-quote it rather than quietly billing more.
Do you charge more for weekends or same-day turnovers?
Weekend changeovers are normal in this market and priced as normal work. Genuinely tight same-day windows are a scheduling question before they are a pricing one — we would rather tell you we cannot cover it than take it and be late for your check-in.
Is there a minimum, or a contract?
No contract. Most owners book us for a season and keep going, but nobody is locked in.
What about deep cleans and carpets?
Those are quoted separately from your turnover rate, because they are a different size of job. If you book them alongside a turnover or during an empty stretch, that is usually the cheapest way to schedule them.
