Straight answers, before you call
The questions owners and property managers actually ask us. If yours is not here, call and ask it.
What areas do you cover?
Grays Harbor County and Mason County, Washington: Ocean Shores, Seabrook, Westport, Aberdeen, Shelton, Hoodsport, Union, Lilliwaup and the surrounding areas. If you are just outside that, ask us rather than assuming — the answer depends on what else we have booked nearby that week. Our full service area is here.
How much does a vacation rental turnover cost?
We quote each property individually and charge a flat rate per turnover rather than by the hour, so your cost per booking is a fixed number. Size, bed count, on-site versus off-site linens, restocking and how tight your changeover window is are what move it. Full breakdown here. Quotes are free and there is no contract.
Are you open on weekends?
Our office hours are Monday to Friday, 9am to 5pm — that is when we answer the phone and send quotes. Turnovers are scheduled around your booking calendar, including the Saturday and Sunday changeovers most coastal rentals run on.
How quickly can you start?
It depends on the season and on where the property is. Ask early for summer: the weekends fill first, and we would rather turn you down in May than let you down in July.
What happens if your cleaner finds damage?
You get photographs the same day, before the next guest arrives. That gives you what you need to file a claim with Airbnb or VRBO while the evidence is fresh. We will also tell you if the damage means the turnover needs more time than usual.
Do you handle linens?
Either way. We wash, dry and fold on site where the property has the machines, or we coordinate with your off-site linen provider. Tell us which you use when you request a quote.
Can you restock supplies for guests?
Yes. Give us the list — paper, soap, coffee, dish tabs — and we keep it topped up and tell you when your stock is running low.
Do I need to be at the property?
No, and most of our owners are not. We work from a code, a lockbox or a key, whichever you are comfortable with.
Do you clean homes as well as rentals?
Yes. Standard house cleaning on a weekly, biweekly or monthly schedule, alongside the rental work. Same crew, same standard.
Do you work with property managers?
Yes, and clustered properties are the easiest way for us to schedule. Less driving between jobs means more reliable timing for you. Tell us how many doors you manage.
What products do you use?
Products that handle salt residue and sand without being harsh on pets or septic systems. If you need something specific used — or avoided — tell us and leave it out.
How often should a rental get a deep clean?
Twice a year suits most coastal properties: before the season and after it. Heavy-booking or pet-friendly properties usually want a third in the middle. More on deep cleaning.
